During your home purchase, the seller normally pays for the buyer's home owners' warranty for the first year. The buyer chooses the coverage and any optional coverages, such as air conditioner, pool/spa, roof, etc.. The buyer shall pay any cost of that plan that exceeds the amount allocated to the seller in the contract. The buyer investigates these coverages to determine those that may be suitable for you.
